People search “Buildium alternatives” for two opposite reasons. Some are volunteer boards who were told to buy “real property-management software.” Some are management companies comparing peers. Those groups should not share a single ranked list.
Buildium is a CAM and mixed-portfolio platform: association accounting, ePay, violations, maintenance, communications, board reporting. Owned by a larger PropTech stack (RealPage) — evaluate lock-in and add-on costs; we do not pretend to know your contract. Per-unit fees plus a monthly minimum are why a self-managed 40-unit association usually should not be here.

These are not “Buildium but cheaper.” They are different products. Accounting depth is usually dues-only or mixed. Confirm current prices on each vendor’s site.
PayHOA. The reference small self-managed product: published flat tiers by unit band, assessments, ACH, mail, portal. Dues-only books. Best when the painful job is collections.
KindHOA. Free tier plus a published flat paid plan — not per-door software. Broader volunteer workspace (ARC, elections, violations, maintenance). Mixed books; not an enterprise GL. See KindHOA alternatives if that is the name you are actually comparing.
Perfect HOA. Flat unit-band plans. Stronger invoicing and bank-connected bookkeeping than a pure collector. Still confirm operating vs. reserve before you fire QuickBooks.
ManageCasa. The “we outgrew a dues ledger” listing. Published base by band, then per-unit as you grow. Reserve-fund story many volunteer apps lack. Useful around 80–300 self-managed units; maybe more product than a 20-unit annual-assessment neighborhood needs.
HOAware. Published per-unit plans positioned against high enterprise minimums. Ops-heavy (violations, ACC, portal). Accounting is not the headline. Compare against a flat-tier tool at your door count.
TownSq. Engagement and ARC in an owner app. Freemium plus paid tiers. Do not treat it as a Buildium accounting replacement. CAMs often run TownSq beside a GL. Self-managed boards should only start here if communication — not dues or reserves — is the crisis.

If you are a manager, you are not looking for PayHOA. You are looking at the professional CAM category and the accounting shortlist.
AppFolio. Rental-property platform with a real HOA module, multiple-fund accounting, high minimums relative to volunteer tools. The common “one stack for apartments + associations” alternative.
CINC Systems. HOA-native CAM software — assessments and association books, not a rental PMS with an HOA tab. Quote-only. Long CAM tenure. Diligence the portal and conversion.
Vantaca. Automation-heavy OS for large association portfolios (we record a typical fit from 500 units up). Quote, implementation project, not a volunteer signup.
Enumerate. TOPS-lineage, GL-first. True books are the point; reviewers often flag dated UX. Pair with a resident app if owners hate the portal. Not for self-managed boards.
Condo Control. Amenities, visitors, packages, announcements — not a full GL. Quote, typically per-unit, professionally managed / amenity-heavy buildings. An alternative to Buildium’s operations layer, not its ledger. You may still need books elsewhere.

Keep it if the general ledger is working, staff already know the workflows, and the minimum is rational at your door count. Switching CAMs’ books is a project — we have not timed yours.
Leave it if you are self-managed and the demo felt like hiring software meant for a firm. That reaction is data.
